Oceansedge

Bar Harbor's foremost vacation rental, in a most historic and prestigious neighborhood.

The Oceansedge property is situated on the ocean shoreline of Bar Harbor's Hulls Cove, the Town's most historic and prestigious neighborhood. The property is accessible by a private and posted road within a peninsula enclave, thus ensuring the guests' privacy, security, and quiet enjoyment.

The property is a 4-bedroom (oversized bedrooms) and 4.5-bath (ensuite bathrooms) single-family home serving a luxury-oriented clientele (rental rates: $4,000 to $17,000 per week). The house lavishly accommodates up to 10 guests, year-round.

Oceansedge is generally considered far and away the best vacation rental property of its kind on the Maine Coast, for these 8 reasons:

(1) The Property – (2) the Home – (3) the Location – (4) the Views – (5) the Grounds – (6) the Ocean Frontage – (7) Acadia National Park – (8) Reputation

1) the PROPERTY

a) stature – a formal, elegant, and abundantly appointed ocean front home having a value of low to mid 7-digits.

b) acclaim – a perfect-score 5-star rating from every guest in 2014, 2015, and 2016 (possibly a unique score among innumerable commercial listings nationwide), plus 70 such endorsements in prior years. (See endorsements in the property's web site [www.oceansedgemaine] or call for 150 illustrated endorsements available on request).

c) internationals standing – for 20 years, discriminating guests have included persons of world renown professional distinction, including some household names in this country and abroad.

Companies and institutions represented include, among others: Harvard Medical School; Wall Street’s Morgan Stanley and Goldman Sachs; Facebook; among banks, Bank of America and Wells Fargo and Barclays; numerous celebrated American law firms; plus recognized entities in the UK, Canada, Australia, Israel, France, Germany, Taiwan, and the Bahamas.

d) following -- for 20 years, families have been returning year after year to the property considered a vacation rental of distinction.

e) services – a staff of 6 people and various on-call contractors oversee the property year-round and continuously improve it. They also provide or arrange virtually any on-request concierge service including, among others: catering lobster dinners, ad hoc housekeeping, sports equipment leasing (bicycles, kayaks), cosmetology, professional photographers, guide service for hunting and fishing, transportation to and from airports, etc.

f) unique feature: wildlife – a chief joy of most of our guests has been the opportunity to observe nearly approachable wildlife; as is possible only for a property in Bar Harbor as set apart and private as is the Oceansedge property at Hulls Cove.

That wildlife includes: families of white tailed deer and their fawns, pet red squirrels and chipmunks, mallard ducks and ducklings in the property’s pond and streams; plus foxes, raccoons, and innumerable birds e.g., eagles, owls, woodpeckers, songbirds, red tailed hawks, and some unusual arctic birds).

g) year-round availability – year-round availability, including winter holidays.

2) the HOME

a) house – stunning, formal 2-story single-family home, a New England cape.

b) contents – antiques, art collections, 4 libraries, military artifacts, taxidermied Maine predators, and unique appointments discussed in the 9-page "Property Description" available to you on request.

Art: 200-year old English lithographic hunting and coaching prints, numerous maritime prints by famed John Stobart, depictions of New England landscapes and seascapes by Stow Wengenroth, vintage WW II prints by Alberto Varga, illustrations by N C Wyeth and Howard Pyle, antiquarian battle maps, various original oil paintings by Maine artists, etc.

c) decor - traditional decor, including: oriental rugs; cherry and mahogany furnishings; hardwood floors; brass and crystal lighting, historic Vanderbilt wall sconces.

d) bedrooms – 4 bedrooms, sleeps 10 or more; 2nd-story bedrooms have French doors & walk-out decks overlooking ocean

e) bathrooms – 4 ½ baths, ensuite for each bedroom

f) kitchen – lavishly equipped kitchen; vaulted ceiling; large; sunlit bright for: 3 skylights, 18 track lights, LED under-cabinet lights, 2 ocean-facing picture windows, and french door opening to ocean-facing kitchen deck.

(Several collections of china and glassware and silverware, plus virtually every conceivable cooking device, appliances, and tools along with Calphalon cookware and lobster cookware).

g) libraries - 4 libraries: a formal library plus additional library collections in the living room and in two bedrooms; one of the largest of private libraries and includes extensive antiquarian collections.

h) eating areas – 5 eating areas, all with ocean views: formal dining room with french door (seats 8); kitchen also with french door (seats 6); deck off kitchen (seats 4); brick patio off living room and dining room (4 tables - seats 14); deck at the beach (seats 4)

I) audio/visual – Direct TV connections and a wireless internet connection to 5 large flat-screen TVs (3 bedrooms, kitchen, and library), plus both Bose and Pioneer surround sound systems.

j) 3 fireplaces

k) new and biggest-made Maytag washer/dryers equal to the needs of numerous guests, with commensurate hot water volume.

l) security system, safety devices – an onsite and remotely monitored security alarm system providing protection against intrusion in every room, and as to smoke or fire or carbon monoxide.

3) the LOCATION

a) ocean frontage – actual on-the-ocean shore frontage.

b) neighborhood - a quiet and distinguished neighborhood enclave, consisting of perhaps a dozen or more oceanfront homes of obvious distinction. Located on a 100-acre peninsula surmounted by a spruce and pine hilltop, circumnavigated by a private-road. In Bar Harbor, on the shoreline of Hulls Cove, overlooking Frenchmans Bay and its islands, and the North Atlantic beyond.

(Hulls Cove was the original 19th century epicenter of the town (then called Eden), and the location of several Gilded Age mansions along with a pier near the subject property, which received from tenders the owners of the world’s greatest yachts and the admirals of the American Great White Fleet.)

c) privacy – private, posted neighborhood association road, leading to also-posted 1,000' driveway to house at the edge of the ocean

d) absence of noise, traffic, and crowds – The set-apart aspect of the subject property, which is highly

unusual relative to most rental properties in Bar Harbor and on the Island, ensures quiet, privacy, solitude, personal safety.

4) the VIEWS

a) South-facing views – the Cadillac Mountain range, Acadia National Park, active Bar Harbor waterfront, the Town harbor and its boat basin, the Porcupine Islands chain, gorgeous sunrise and moonrise views over the North Atlantic beyond.

b) Action – within hailing distance of working lobster boats. The Bar Harbor Yacht Club fleet active on opposite shore of Hulls Cove

c) Subjects – view of the anchorage for the world's most famous cruise ships (Queen Elizabeth II, Queen Mary) and a mansion-studded shoreline.

d) Ambiance – The subject home faces directly south toward the oncoming sea breezes: the sight and sound and smell of the moving ocean.

5) the GROUNDS

a) entrance – 1.5 acres beginning at pink granite walled entrance. Meticulously maintained and extensively illuminated grounds. Including 4 ponds descending 1000' driveway through the woods to: the house, gardens, a house-flanking murmuring brook, and paramount ocean views.

b) approach - parking area and approach to the front door circumnavigate beachstone walls, rare ostrich ferns, and crushed pink granite stone from Rockefeller estate.

c) oceanside - patios and decks, broadlawn ocean vistas.

6) the WATERFRONT

a) waterfront access – direct water access to private beachfront, over pink granite steps from backyard lawn to deck at the beach.

b) kayaking – "anytime" kayaking from the beach below the subject property, over Hulls Cove toward Bar Harbor Yacht Club, past Gilded Age shorefront homes and intervening hotels and restaurants, to the Town’s marina, and to the islands beyond.

c) sunset deck at beach – dining table and deck furniture, proximate to working lobster boats, passing and basking seals and seal pups, views of Bar Harbor’s boat basin including cruise ships on display in port.

d) lighting – the waterfront portion of the property offers optional floodlighting such that watching the ocean waves can be as much enjoyed at night as during the days, under "daylight" white floodlights, or in blue and green.

e) unobstructed views and privacy – although a public-way Shore Path separates most shorefront homes in Bar Harbor from the shoreline, the Shore Path does not exist, at all, in the Hulls Cove neighborhood; no coming and going of walkers and gawkers compromise our guests’ ocean views, nor their privacy.

f) mooring -- on-request mooring is available for small and large boats.

7) the ACADIA NATIONAL PARK

a) proximity -- subject property located within 1 mile (walking/bicycling distance) of the official Reception Center for Acadia National Park

b) things to do – the Park’s 30,000 acres include 100 miles of car-less bicycling and jogging, past lakes and ponds and mountain vistas, plus additional mountain climbing and hiking and fishing and swimming opportunities, all leading to and from the several shoreline villages and towns on Mountain Desert Island.

c) incomparability – few if any other significant rental properties can claim the same distinguishing convenience of being so proximate to the Park’s Reception Center.

(Acadia is the 2nd most-visited of the National Parks because Bar Harbor and Mount Desert Island are considered among the most beautiful places in North America. The Park was encouraged by Teddy Roosevelt, organized by Harvard visionaries, and largely capitalized by the Rockefellers).

(8) REPUTATION

Owned for 35 years. Leased during "the season" (and now in off-season weeks as well) for the most recent 20 years.

Arguably the best luxury rental property of its kind on the Maine Coast.
